Plant Facility Maintenance Manager

available 24 hours a day, 7 days a week to answer any technical questions

throughout the life of the transportation unit.

POSITION OVERVIEW:
The Maintenance Manager will oversee the machining asset base at Our
Client's Ft. Worth, Texas Plant, and drive introduction of new concepts and
best practices to lead Our Client to a world class level in capability and
throughput at the lowest possible cost. The successful candidate is
responsible for cementing the PM foundational plans and is implemented
aggressively, safely and meets short term bottom line goals for OEE and
business needs. Long term expectations will include developing and leading
the TPM implementation effort. The position will also be responsible for
executing the continuous improvement (CI) deployment plan in support of the
LEAN transformation. Will also be responsible to achieve targets associated
with waste elimination, variability reduction, improved overall equipment
effectiveness and lead time reduction. Responsible for the managing the
design, planning, construction and maintenance of equipment, machinery,
buildings and other facilities. Plans, budgets and schedules facility
modifications including estimates on equipment, labor materials and other
related costs.
Define and deploy an effective machining operations strategy:

· Lead and develop a solution through team collaboration and personal
experience to execute best-practice setup methods to reduce and eliminate
internal setup time and achieve precise first-pass qualification of work
piece prior to in-cycle, lights-out machining operations.

· Deliver the transformational goals as evidenced by robust, new,
sustainable processes operating successfully; "Transformation informed by
metrics"

· Develop and leverage modern machine calibration practices to
maximize single-piece processing accuracy to maintain 100% first-pass yield
with zero in-cycle errors, rework or in process recalibration

· Improve and implement performance goals / objectives and metrics for
continuous improvement of all machine tool performance and reliability
including all supportive advanced total productive maintenance systems,
supply chain spares and on-hand inventory management

· Develop and lead the transformation to a sustainable in-house
ownership and capability of total productive maintenance operating
conditions and culture

· Lead efforts to strengthen team's cutting tool knowledge and
application on all materials processed, current practice or new technology,
to continually reduce consumable costs, maximum predictive tool life,
improved surface finish & geometry.

· Strengthen performance goals and future state conditions of OEE, TPM
and the visual factory. Develop next level standards for total productive
maintenance on all systems directly and indirectly supporting the highest
levels of performance

Build and Strengthen Capabilities (people, process, systems and tools)

· Develop a strong team with cross-functional disciplines of
manufacturing, maintenance and LEAN skills

· Develop a robust and sustainable communication vehicle to share
lessons learned

· Lead by example and encourage others to benchmark best practices,
new technologies and other similar machining industries to introduced fresh
ideas, open discussion and to foster creativity within Heil


· Define standard processes for all manufacturing and maintenance
functions on new capital projects and new process development.

· Champion efforts to be aware of and introduce new technologies in
machine tool capabilities for future business growth and competitive
opportunities

REPORTING RESPONSIBILITIES:
There are 4 Maintenance Technicians who report to this Manager and the
Manager reports to the Plant Manager

Management Experience: Combination of at least five or more years of
manufacturing and maintenance operational experience. A proven track record
of applying LEAN principles and industrial engineering to transform
operations and sustaining a culture of engage employees driving continuous
improvements. Consistent track record of delivering results while
creating/maintaining a constructive work environment while challenging the
status quo and facilitating different perspectives to drive solutions

Functional Capabilities: Direct exposure to an advanced Total Productive
Maintenance implementation environment with proven sustainable results.
Deep knowledge of best practices applied to quick-changeover, setup
reduction, SMED, Poke-Yoke and asset utilization methodologies.
Cross-functional knowledge and/or experience throughout manufacturing
(operations, engineering, and maintenance) including demonstrable knowledge
of financial metrics and drivers. TPM Manager Certification 4-week Program
graduate (Productivity Inc) would be ideal.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Oversees the coordination of building space allocation and layout,
communication services, and facility expansion
· Plans budgets and schedules facility modifications, including cost
estimates
· Inspects construction and installation progress.
· Initiate planned maintenance programs for a variety of equipment.
· Responsible for preventive maintenance of facility equipment,
including HVAC, equipment, etc.
· Oversee Cleaning and Maintenance of Facility
· Responsible for need for capital equipment improvement and
development of capital project costs and estimates
· Responsible for decreasing equipment downtime as measured through
improvements in OEE
· This Manager will have parts inventory and readiness responsibility
as measured by value of current inventory vs. use
REQUIREMENTS:

QUALIFICATIONS:

Must Be a LEADER and NOT a Follower and be able to demonstrate that in both
Resume and Letter of Introduction
Must Have Experience in Manufacturing of vehicles or heavy trailers or
heavy trucks or tankers--PREFERRED
Prefer someone who has worked in a Lean Manufacturing Environment
Must Be Understand & Be Able To Discuss:
1. Pillars of TPM
2. OEE and how to calculate OEE on something with a high cycle time and
no rhythm, such as a press brake
3. AutoCAD Understanding and Experience
4. Able to provide a breakdown of the high level steps of PM and TPM
Implementation
Vendor knowledge, Vendor selection experience
Equipment design and function knowledge
Must Have Exceptional Supervisory Skills
Must Have Experience with equipment troubleshooting
Must Be willing to be out on the floor and NOT in an office
· At least 5 or more years in management, required
· Working knowledge of LEAN thinking, systems, and tools
· Experience in maintenance trades
· Plant experience in a variety of leadership and/or support roles
with emphasis on engineering, maintenance, and operations.
· Cross-functional knowledge and/or experience throughout
manufacturing (operations, engineering, and maintenance) including
demonstrated knowledge of financial metrics and drivers are preferred.
· Consistent track record of delivering results while
creating/maintaining a constructive work environment
· Willing to challenge the status quo and facilitate different
perspectives to drive solutions.
Proven experience in safety initiatives and improvements.
Knowledge in OSHA standards preferred
Experience in environmental preferred

EDUCATION AND EXPERIENCE:

Bachelor's degree in Facilities Management or Facility Engineering
Maintenance Engineering or At Least five years of related experience in a
medium to heavy manufacturing environment
Must have 5 or more years management level experience in a manufacturing
environment
Proficiency in Word, Excel, PowerPoint and Automated Work Order systems
Must Have exposure to or working experience in a Lean Manufacturing
operation
Proven experience in safety initiatives and improvements.
Knowledge of the materials, equipment, methods and practices used in
maintaining and repairing a manufacturing facility
Excellent mechanical, pneumatic, hydraulic, and electrical aptitude
Facilities Maintenance (buildings, piping, fire systems, heaters, HVAC)
experience
History of improving Safety within a manufacturing facility
PM Programs--Inventory management

LANGUAGE SKILLS:

· The employee must possess the ability to communicate effectively
with all internal and external customers in both written and oral form.

· Would be "IDEAL" if the Incumbent were fluent in Spanish

WORK ENVIRONMENT:
The performance of this position will require exposure to the manufacturing
areas where certain areas require the use of personal protective equipment
such as safety glasses with side shields and mandatory hearing protection.

2. Walking primarily on a level surface for periodic periods throughout
the day.
3. Reaching above shoulder heights, below the waist or lifting as required
to reach documents or store materials throughout the workday.
4. Proper lifting techniques required.

1. The employee in this job must be knowledgeable in regard to the
safety/environmental policies and procedures of the Company as described in
the Company's Integrated Quality Management System.
2. The employee must adhere to all said policies and procedures while
supporting the goals and objectives of the organization and recognize the
Company's need to achieve its business objectives.
3. Employee is responsible for complying with company hazardous waste
disposal procedures.

COMPENSATION:

Base Salary is $67,500 - $85,000 and the position is Bonus Eligible. They
have a wonderful Benefits Package.
